This 3200 acre bulk land sale offering is comprised of a portion of land that once belonged to the Railroad at the turn of the century. The Railroad owned over a million acres in the State of Nevada. Most of the land formed a checkerboard pattern of alternating full sections. The alternating sections were railroad land and BLM land and extended 20 miles along both sides of the original railroad right-of-way, which is now the Interstate 80 corridor. In the mid 1990’s Nevada Land and Resource Company, LLC (NLRC) acquired the million plus acres from the Railroad. NLRC’s mission was to manage, develop, lease, and/or sell the land. NLRC has since sold over half of the initial million plus acres they purchased from the Railroad and the approx. 450,000 acres remaining are being offered in a bulk sale for 60 million dollars.
Regarding the subject property; early investors who purchased NLRC land, were able to acquire some of the more desirable acreage that was easily accessible by paved road, maintained County dirt roads and jeep trails. These sections were closer to I-80 and towns along the Interstate. Reno-Tahoe International Airport is just 75 minutes east of Lovelock and the Bay Area is approx. 5 hours away.
The Coal Canyon acreage consists of 5 full sections that have been divided into 40 acre parcels. There are 75, 40 acre lots. There is a moratorium on land subdivision in Pershing County after a ruling in 2007. These parcels are “grandfathered in” with some parcels including mineral rights.
