Spectacular Sierra Valley Ranch

SIERRA VALLEY RANCH
1360+/- ACRES, LOYALTON CALIFORNIA, SIERRA COUNTY

This is one of the old historic cattle ranches located in the spectacular Sierra
Valley, 35 miles north of Truckee CA. and 45 miles northwest of Reno NV. The
ranch is less than an hour from the Reno-Tahoe International Airport and 10
minutes from the Beckwourth Airport, which is capable of handling small jets.
This ranch has been family owned for the past 35 years. The ranch sits at 5,000
ft. and is flanked on two sides by the Sierra Nevada's with ridges to 6,600 ft. The
ranch features exceptional water sources, including Antelope Creek which runs
through the property, ponds, and a 10 acre private lake (Palen Reservoir). The
meadows and rangeland are all contiguous and nearly completely surrounded by
USFS and Fish and Game lands. In addition to the variety of plant life--including
incense cedar, ponderosa pine, and juniper--over 140 bird species are found on
the ranch including bald eagle, golden eagle, white pelicans and sandhill cranes
as well as deer, mountain lion, bear and other wildlife common to the area.

This was originally the Cesare Lombardi ranch, from the time when Italian Swiss
settled Sierra Valley. Some of the historic improvements date back to the 1880's.
The ranch headquarters include; two classic barns, blacksmith shop, granary,
creamery, bunk house, scales, equipment shed and a chicken coop. There is an
approx. 1100 s.f. caretaker/managers home, 2 bd, 1bth, along with an approx.
1600 s.f. owners cabin with 4 bd. and 2 bth.

This spectacular ranch has been placed in a conservation easement.
Conservation easements are a widely used, greatly expanding, form of land
preservation. In simple terms , a conservation easement is the grant of certain
rights of ecological value to a qualified Grantee. In this case the Grantee is
Feather River Land Trust, whose mission is to conserve, restore and manage
land in the Feather River region in cooperation with landowners, for the benefit of
current and future generations. Restrictions on the property are associated with
uses that are not consistent with the conservation purposes of the conservation
easement. Contrary to some popular myth, easements do not restrict hunting,
fishing, swimming, boating or recreational activities compatible with the
preservation of the land. They do not afford the public any access whatsoever.
All of the conservation easement information is available for review. There have
been nearly 30,000 acres of land, consisting of approx. 10 ranches in and around
Sierra Valley that the Feather River Land Trust has helped to protect.

There are very few intact historic ranch properties available in the Tahoe region,
properties that have qualities the discriminating buyer demands and expects,
including excellent year round access, within an hour of a major airport, 10
minutes from a private jetport, 40 minutes from world class ski resorts including
Squaw Valley and Northstar, a 3 ½ hr. drive from the Bay Area, spectacular
mountain and valley views, a private 10 acre lake, streams, forest, meadows
and many of the original historic ranch buildings.

This unique ranch property is offered for sale for the first time in 35 years, for
$2,500,000.
